Patta, a legal document, is required for land-related transactions. However, it does not apply to flats in Tamil Nadu. In the case of apartments, no Patta is issued to the legal owner, as they have a divided share of the land on which the property is built. Also, a patta is a land registration document issued by the revenue department for a piece of land.
This Patta Chitta document issued by the government is also known as the Register of Rights (ROR). The patta includes the patta number, name of district, circle, village, owner’s name, survey number and subdivision, nansei land / punsei land, land area, and settlement details. A chitta is a registration document containing the details of the area, extent, owner, etc. of the property.
